That is a wide spread, and the reason it stays wide is that no two tiny homes are quite the same. Size, finish quality, whether the home sits on wheels or foundations, and whether it needs to run off-grid all move the number.

Here is what you can expect at each price point, what drives the differences, and the costs most buyers do not account for until it is too late.

The Short Answer: Tiny House Prices in 2026

DIY builds sit outside these ranges. A skilled owner-builder using recycled and mid-grade materials can complete a home for $20,000 to $60,000, though it takes months of work and carries real risk on insurance, resale, and compliance.

What Actually Drives the Price

Size matters, but not as much as people expect. A well-designed 20 square metre home with premium finishes will often cost more than a plainly fitted 30 square metre home. Square-metre rates for professional builds in Australia sit between $3,500 and $5,500, and finish level moves that number more than any other single factor.

Materials are the next lever. Roll-formed structural steel outperforms lightweight timber framing for longevity, especially in the Australian climate. Australian-made Colorbond cladding, double-glazed windows, and quality insulation all cost more upfront and save money on running costs over the life of the home.

Fit-out is where budgets often expand. Stone benchtops, tiled bathrooms with proper drainage falls, built-in joinery, and quality appliances add cost that pays off in daily use. Buyers who cut corners on the kitchen and bathroom almost always regret it within the first year.

Off-grid capability is a specific line item worth budgeting for separately. A full off-grid setup, including solar panels, batteries, rainwater tanks, water filtration, and a composting or aerated wastewater system, typically adds $15,000 to $30,000 on top of the home itself. On sites where mains connections are available, this cost can be avoided.

The choice between a home on wheels and a home on foundations affects both price and legal status. Tiny homes on wheels are classed as caravans and typically cannot be classed as a 1a building, which changes the approvals pathway. Homes on foundations are treated more like a granny flat or secondary dwelling. Both have their place, and the right choice depends on where the home will sit and how permanent you want it to be.

The price you see quoted for a tiny house is usually for the home itself. It is not the total project cost.

Site preparation is often overlooked. Your block needs to be levelled and accessible for delivery. Depending on the state of the site, this can be a few hundred dollars for a straightforward gravel pad, or $10,000 or more for cut-and-fill on a sloped block.

Delivery is calculated on distance from the factory to your site. A build delivered within a few hundred kilometres might be a few thousand dollars. A build delivered interstate or to a remote area can be significantly more. Always ask for a delivery quote before you commit.

Site connections vary by property. On a suburban block with existing services nearby, connections are relatively straightforward. On rural or off-grid sites, you may need bore water, septic or composting systems, and solar or generator power.

Council approvals depend on your local council and how the home will be used. You may need a Development Application (DA).
